Condominium Common Areas
Creating the ideal “Common Areas” in a Condominium Building requires experience along with the understanding that these spaces are extensions of the home owners unit. They reflect the individual owners themselves and can either assist or deter prospective purchasers. The common areas offer the curb appeal that can either increase property values or detract from them.
At Sunnerbird Design, we have experience working with developers in creating and designing all common areas. These areas include party rooms, billiard and card rooms, fitness centers, media centers, elevator lobbies and cab interiors. In addition, we use carpet designs to shorten or lengthen corridors as needed. We have created several “model homes” with a variety of themes attracting the specific market segment needed to have a successful sell out.
Whether it be a new development, a conversion or refreshing an existing property for the HOA, we have the knowledge and understanding to design an end product that reflects the customers’ vision. We pride ourselves on the proficiency required working with HOA’s and their Board of Directors in the phasing of improvements and renovations to coincide with budgets and capital expenditures.

1280 West Condominiums
This 40 story mid- town condominium building is one of the largest residential buildings in the southeast. Frequently showcased in the skyline of Atlanta, it was converted by the developer in 18 months during 2005-2006, making it one of the most successful conversions in Atlanta. The building has over 400 units including studios, three different one bedroom floor plans, two bedroom split floor plan, combination units and three penthouse floors.
We created several distinctively different models to help the developer attract the buyers who would choose to call 1280 West their home. The buyers included young executives, college students, young couples and many calling 1280 west their second home or in-town getaway.
The common areas and amenities are an extension of the individual condos and are an important part of the building. They include indoor racquetball courts, massage room and tanning bed, fitness center, business center, conference or meeting room, party room, billiards and card room, swimming pool, outdoor basketball hoop and jogging track. We renovated all of the amenities to put the finishing touches on this magnificent building. |
Pelican Grande
The new owners and developers of a beautiful beach front hotel in south Florida, requested our services to modify the already successful hotel into a condominium worthy of investment and private ownership. We upgraded most of the furniture, lighting and rugs to elevate the level from a nightly rental to condominium ownership. We created a sales center for the sales associates, a closing room and two models to assist in the sales process. Visit our gallery - pictures are worth a thousand words.
